The Experience

It’s wonderfully quiet in this wilder part of Northern Umbria, dense with green hills, oak and chestnut woods. In the gardens you’ll find shady spots, a south-facing pool for those who want sun all day and, even when it’s very hot, you’ll catch any breeze because you’re high up. The feel is remote but you’re just ten minutes from the charming town of Città del Castello for restaurants, shops and markets, or there are three guest bikes if you want to explore numerous trails from the house.

A roomy kitchen has all the gear and a large island so everyone can join in. Basics for cooking will be waiting along with all you need for a first breakfast. If you want more, just ask. Spread out over three sitting rooms, find a library full of books in English along with DVDs. The feel is one of a generous country home.

Take long walks, play games, do your yoga, collapse by the pool, doze in a hammock, listen to birdsong. This is balm for the soul.

Absolutely the perfect choice for those in search of a peaceful, nature-filled haven with many extras. The Gaynors had guest comfort in mind when restoring the typical Umbrian farmhouse with style and attention to details. We love this more wild side of the region converging with Tuscany and Marche regions, a rich mix of culture, art, food and spectacular scenery to explore.

The neighbourhood

A ten-minute walk will take you to La Collina for fresh pasta with porcini, gnocchi with tomato and meat sauce, pizzas from a wood fired oven. You're on the cusp of Tuscany and Le Marche so you'll find a rich mix of culture, art, food and scenery. Gubbio, Arezzo, Perugia and Cortona are all easy trips. Piero della Francesca frescoes and paintings, and splendid churches, can be found at Sansepolcro.

  • Rampiconi provides comfort and seclusion in a part of Umbria that is yet to be fully discovered. The house sits at the head of the Valle dei Falchi with views unchanged in generations, whilst falcons ride the thermals over the house.
  • Although secluded several long distance walking trails pass near the property including the Via Francegiena. For the less ambitious a multitude of assorted trails run directly from the house, something for all types of walker or hiker.
  • For those looking for a slightly faster pace, mountain bike trails abound and there is a growing community of e-biking. The local Pizzeria runs social twilight rides, returning carbonara & beer afterwards, as the sun sets.
  • Local legend Piero della Francesca, one of the most admired Renaissance painters, leaves world renowned examples of his legacy in San Sepolcro, Monterchi & Arezzo all within an hours drive, all must sees.
  • The mellow pace of life at Rampiconi is often respite enough for most. Whilst the competitive will be accommodated by games of Boules, Badminton, Table Tennis & Croquet on the cool irrigated lawns that surround the house providing ample space for mini Olympiads.

Charlie and Loveday, who live in London, bought and restored this farmhouse some years ago and come for family holidays still. You are in the capable hands of the custodian, gardener and handyman, Roberto who lives in the area and has magnificent hand gestures.
