The Experience

You’ll feel instantly at home, even in the rather grand drawing room with its open fire and views over the garden – it’s a very friendly sort of house. There’s a more informal sitting room opposite with hunting pictures on the walls, lots of books and an ancient stone fireplace, and a vast dining room with doors into the garden which can double up as a yoga room.

The garden has a smooth lawn, herbaceous borders, a herb garden and neatly-clipped beech hedges – there’s also a vegetable garden and you’re free to wander everywhere. You have your own swimming pool, barbecue and big table just outside the dining room. The proper catering kitchen has the original flagstones and will be a joy for any cook – you’ll find homemade cake or biscuits plus organic butter and yogurt from the Berkeley Dairy in Wroughton.

There are grand walks and cycles from the door and four log fires to warm your return.

Overtown Manor is a really wonderful place to stay. We took the whole house with friends for a weekend and we could have stayed for a week. It really made us reconsider going abroad for a holiday! Supremely comfortable bedrooms and immaculate bathrooms. A spacious and comfortable living space and really lovely garden with the pool, outdoor dining table and kitchen close together for a seamless summer day. Nancy has thought of everything to make sure you get the best out of the place and surrounding area. Strongest recommendation.

We had a landmark family birthday to celebrate, so we gathered at Overtown Manor (7 adults and three children under 5). It couldn't have been better: a lovely welcoming house, with lots of space. Each bedroom was ensuite; the two sitting rooms (one of them a snug) comfy; the kitchen spacious with a large dining table too (though there is also a separate dining room). There were log fires (with lots of logs!), so the house was really warm. Toys and games for all ages, and a large garden. Nancy Lawson was charming & friendly, and left us a generous welcome hamper (inc. home-made cake!) *****

We had a wonderful weekend at Overtown Manor celebrating a family anniversary. The house was a home from home. Incredibly comfortable with lovely spaces to relax in! The kitchen was also very well equipped. Nancy and her family were wonderful hosts who were very accommodating and helpful. They provided lots of toys for our children to play with and let us play with the dogs, cats, horses and pigs on the farm. We loved our stay and will have very happy memories of the weekend! Perfect location for a family gathering.Easy access to London from Swindon station. The pool was amazing and the children had lots of fun, playing both in the pool and in the garden. They loved watching the beautiful horses in the surrounding fields. And the house suited us perfectly.

Highly recommend! We had such a great time and the house was perfect for us (a group friends, a baby, some people of us working remotely). The kitchen was well equipped and Nancy left us some delicious baked treats and also brought us champagne one day as the dishwasher was playing up (resolved promptly). We also loved the outdoor area and the bedroom/bathroom ratio was great. Everything was super clean. We also appreciated the change mat / children’s plates etc. We’re searching for an occasion to come back already!

What a lovely old house in a remarkably peaceful, much-unknown spot and an AONB. You'll feel instantly at home - particularly with such an amazing kitchen - and children can safely tear about with no roads. They'll like saying hello to horses, sometimes pigs and lambs, chickens and the odd cat padding about.

The neighbourhood

Nancy gives you maps for the footpaths and bridleways which crisscross the area - from the house you can walk, cycle or ride for eight miles and not see another house, car or road. It's a one and a half hour walk up to Barbury Castle for an iron age hill fort. Marlborough is 15 minutes in the car, with a market on Wednesday and Saturday, good shops, Polly's tea room and a Rick Stein restaurant.

  • We aro located in the middle of the North Wessex Downs, a tranquil yet stunning landscape of rolling chalk downlands, f woods and valleys. Designated as an ‘Area of Outstanding Natural Beauty’ there are many wonderful walks from Overtown.
  • World famous Avebury Stone Circle and Manor House are a 10 minute drive away. You can also walk the 8miles straight from the farm, along The Ridgeway taking in Barbury Castle and the stunning White Horse Hill with its chalk horse.
  • The Cotswolds are on the doorstep and the delightful market towns of Cirencester and Marlborough are both within a twenty minute drive. Both have great markets, shops, and restaurants. Or in under an hour visit historic Bath, Oxford or London.
  • Basset Down Golf Course and Driving Range – 5 minutes drive. A golf course and 20 bay driving range where you can also book to play Padel Tennis and there is a good restaurant in a smart club house.
  • The renowned Barbury Shooting School is 2 minutes away. Here you can shoot clays whether an experienced gun or a novice needing tuition. Open 7 days a week with a good cafe it really is an excellent day out. Archery and rifle range avaialable too.
  • Cotswold Water Park – 20 minute driveThe Cotswold Water Park is an area of 140 lakes, set in 40 square miles of countryside. From country parks, angling lakes, sailing clubs, water sports, picturesque villages much more there is plenty for everyone.

Nancy Lawson

Nancy, a trained cook who worked for Sheepdrove Organic Farm, is the fourth generation of her family to live here. Her father and brother still run the farm - 1200 acres with grass fed ruby Red beef - you can buy it in Marlborough. The house overlooks stables with horses and they keep chickens, sheep and pigs. You'll see the odd cat loitering about too.
