The Experience

Park your car on the grass verge, cross the road and follow the stream through a gate into a well-established garden with shrubs, roses, perennials and much birdsong. There’s lots of room out here to sit, eat, chat, sunbathe or find a quiet spot. Inside is peaceful with an unstuffy feel. If it’s bucketing down then come together in the sitting room, light the fire, scour the many bookshelves or escape to the music room (for a tinkle on the piano) or the study. Find soft colours, pretty curtains, lamps and rugs.

Keen friends can work together in the cooks’ kitchen with a four-oven Aga, plenty of kit and Emma Bridgewater china. A breakfast basket of bread, cheese, eggs, crackers, jam and juice will be waiting for you. Upstairs find well-dressed beds with deep mattresses – the master spans the width of the house and overlooks the lawn. A beamed family bathroom has a proper bath, pictures and scented candles.

Sleep well in this utterly tranquil spot.

Reviews

The perfect place to gather with friends to celebrate a 50th birthday - so warm and welcoming, comfortable and stylish. Charlotte could not have been more accommodating. Cinnamon buns from Blake's Kitchen in nearby Clanfield are highly recommended. We'd love to return some day!

Beautiful large cottage within a few minutes walk of a lovely village in Oxfordshire. Very comfortable, well equipped, warm ( Aga in kitchen) and beautifully furnished. Small and very pretty garden but big enough for small children to play in. The owner was extremely helpful and attentive. We had a wonderful long weekend there. ( 6 adults and 2 small children, 5 and 2).

7 of us stayed in Walnut Cottage to celebrate a 70th birthday and had the most wonderful time. The cottage was even better than the pictures show and the kitchen fantastically equipped. We enjoyed the sunny garden for breakfasts, lunches and evening drinks and had a very special birthday dinner at the Double Red Duke (a 5 minute drive away but also just a 20 minute stroll home along the main road for those who want to enjoy the impressive wine list). Very comfortable beds and a real home-from-home feel; Charlotte was very friendly and contactable (not that we needed anything)!

A group of 6 of us old friends have just spent two nights in Charlotte’s charming cottage. It was so comfortable, tastefully decorated and the most amazing base for our reunion visit to the Cotswolds. The pub recommendations were great. All in all we felt privileged to spend time in her home and she was incredibly helpful and kind

What a darling cottage, beautifully decorated, with the most comfortable beds ever! Safe, private, English country garden and a big generously equipped kitchen. Charlotte is the perfect host to communicate with and Bampton is a dream to wander around. Waitrose got a bit lost trying to find us but that is easily overcome if one uses the ‘what3words’ directions Charlotte provides. And finally - the birdsong in that area is incredible! A really lovely place to stay!

8 of us aged 2-60 had the most wonderful stay at Walnut Cottage. Beautifully stylish yet comfortable to feel relaxed and at home. Charlotte couldn’t do enough to help us whilst planning our trip and was in contact during our stay. We visited several of her restaurant/pub recommendations which were all brilliant. We all can’t wait to go back!

There are not enough superlatives to describe Walnut cottage and its owner Charlotte! This is by far the most charming and cozy cottage that we’ve ever stayed in. Charlotte’s thoughtfulness and sense of style are everywhere to be seen. The garden is complete with outdoor furniture, a sun room, and beautiful landscaping such that you can truly escape from the world. From the brilliant red AGA stove to the lovely Emma Bridgewater tableware, everything is there for your every need. Downton Abbey fans will love Bampton. Can’t wait to come back again and again! We had an absolute blast at Walnut Cottage, thank you so much Charlotte! We enjoyed the bbq, eating al fresco, chatting around the fireplace, hike down to the river and jazz night at The Duke! Everything was perfect - the cottage is soo cosy, thoughtfully set up and luxurious. I particularly liked all the Emma Bridgewater tableware, the Aesop toiletries and the scented candles. The welcome hamper was very welcome. The beds were unbelievably comfortable and we have never slept so well! We will be back! Thank you for a magical weekend and for being the perfect host, Charlotte.

Charlotte has brought real charm and style to this pretty cottage tucked away down a stream-edged lane, a short walk from the ancient wool village of Bampton, in the Thames valley. Now known as the Downton Abbey village it still retains its own individuality and traditions. This is a sweet well-equipped hideaway, close to lovely village and in real comfort, only emerging for long walks and great pubs.

Location

The neighbourhood

It's a 5-minute walk into Bampton with its vernacular houses both small and grand. It has a lively arts scene, a few pubs and a café. The Double Red Duke is a 5-minute drive in the other direction which serves excellent food, especially Sunday lunch. Join footpaths for countryside walks or cycles, look for crayfish in the stream, watch Morris dancers cavort on the green in summer. Explore Cotswold villages; Oxford and Blenheim are 30 minutes.

Local points of interest from Charlotte Lipsius

  • The village green/ church of Bampton (St Mary's) is where all the Downton Abbey village scenes were filmed, the church is a 5 min walk from the house and has gorgeous grounds to explore.
  • The Double Red Duke is my favourite foodie pub ever, the head chef is Richard Turner who left The Hawksmoor in London to set up here. The food is amazing, anything from oysters, to squid, to Sunday roasts. They also make amazing cocktails/mocktails.
  • Blenheim Palace is 25 mins away - it's worth driving to Woodstock and having a look around some of the shops & cafes there before strolling through the palace grounds which are often wild and incredibly stunning.
  • The bird song around the cottage is truly incredibly, my neighbour owns a huge plot of land just over the brook, which is kept natural and wild for the birds - and they clearly love it!
  • The Bell at Langford - same pop up pub that Soho Farmhouse has on their premises. Nick Jones lives in Bampton and apparently loves this pub so much which is why he invited them to set up with him at Soho Farmhouse. They are famous for wood fire pizza
  • There is a really cute brook just outside my front gate (which is locked so kids can't get out) which you can often see ducks bobbing along on, or cray fish on the banks.
