The Experience

It’s a generous place to stay with a welcome hamper of Norfolk products, seasonal vegetables from the owners’ allotment, fresh flowers from the garden, eggs from the chickens you will meet and juice from their own apples. There’s a wildlife meadow to wander and an array of birds you might be lucky to spot: snipe in the pond, nesting kestrels, swallows and starlings, robins and pink-footed geese in winter.

Cooks will be very happy in the kitchen – Emma is a keen cook so knives are sharp, pans are pukka and there’s a big island for joining in. Choose to eat on the balcony or the decking below. You’ll find a barbecue facing west, a lawn big enough for kicking a football about and a shared games barn with a fire pit plus a pool table for rainy days.

A ten-minute walk will take you to Winterton-on-Sea for village shops, fish and chips, a tea room, pub and café and there are two good farm shops nearby so you can shop local.

For the second year running, we came with all the family for a week and stayed in the Grain and Threshing Barns in Mill Farm. Everyone (there were 10 of us - two grandparents and two families with two children each) was so happy to be back and we had the BEST time ever .... beautiful weather, glorious open skies and long sandy beaches, the excitement of an afternoon at Great Yarmouth followed by the circus ...... The two barns are brilliant - airy and full of space - beautifully well equipped - everything you could wish for. I thoroughly recommend a family holiday there!

This was our 3rd time at Mill Farm Eco Barns but our first time in the Grain Barn. What a beautiful space. We lucked out with the weather so were able to have the balcony doors open throughout our stay and enjoy spectacular sunsets with geese flying in formation as our entertainment. Lovely well equipped kitchen, very spacious living area, comfy beds and excellent showers. Perfect for the 4 of us and our dogs. We were greeted with a tasty welcome pack that suited all of our dietary needs and a warm welcome from Emma. Safe to say we will definitely be back for visit numbers 4, 5 etc.

Gorgeous spacious accommodation with lots of light and beautiful views from the second floor open plan lounge/ kitchen diner. Dog safe enclosed lawned garden. Lovely field and beach walks in easy walking distance and seeing so many seals on the beach and swimming in the sea was a magical experience.

We've had such a brilliant week staying at the Grain Barn. An incredible amount of space for our 2 little ones to move around and play safely. Incredible views of the countryside come rain or shine. Emma and Neil are friendly, fabulous hosts and our daughter was over the moon to be Chief Chicken Egg Checker. She took her role very seriously ☺️. The location is also brilliant, walking distance to the village, beautiful walks and a short car journey to numerous activities to do as a family. We'd love come back sometime soon!

We enjoyed a wonderful week here. The barn is comfortable and well equipped with lovely views, there were some spectacular sunsets. The e-guide was invaluable, with advice on walks, shops, and nearby places of interest. Emma and Neil are great hosts who show that sustainability and eco awareness doesn’t mean a lack of style or comfort.

We had a brilliant week staying at both the Threshing Barn and the Grain Barn - ten of us - 2 grandparents, four parents and four grandchildren - oh, and a dog too!! Masses of room for everyone to be together - or apart, sometimes! - a games room, countless games in the barns and things to do in the area. So much so that by unanimous decision, we are all coming back together for the same week in August 2024. Can't wait!!

The grain barn is gorgeous. What an amazing place to get away from it all and relax by the sea. Our hosts made us feel very welcome. With the beautiful beach just 10 minutes walk away and a friendly pub and chip shop in the village it was the perfect place for us and our dog to relax. We will definitely be booking again.

We were warmly greeted on arrival by Emma with a freshly baked, still warm loaf of bread and shown around the Grain Barn, which exceeded our expectations. A newly converted barn, thoughtfully and beautifully dressed and decorated. Spotlessly clean and well cared for. This is an Eco Barn and although there is a Stove burner you won't need it for additional heat as the barn is toasty, so ideal for the winter months. Fabulous views from the balcony. Would recommend Sun Downer drinks out there. Lots of good walks and pretty local village. Seal watching on nearby Horsey beach was a highlight.

The Grain Barn is a lovely and well-equipped place to stay. It's very spacious and easily accommodates 4 adults. There are lovely views from the living area upstairs. The beach is within easy walking distance. There is a games room for the occasional wet day. We would certainly want to go back there

The neighbourhood

The beach is a five-minute walk from the village - miles of sand on the edge of the National Nature Reserve with a seal colony all year round and babies at Christmas. It's lovely flat countryside for cycling (try the Burnley Hall Estate) and you're just 3 miles from the Broads National Park for electric boats, paddle boards and even more birds. Blickling and Sheringham (NT) are close.

  • Located on the edge of the delightful village of Winterton on sea. Glorious sand dunes, beaches, pub, cafe and brilliant children's play area within walking distance.  Games barn on site.
  • Amazing seal colony between Winterton beach and Horsey over 2000 baby seals born on the beach between Nov and mid Jan.
  • Broads National Park is ideal for boating, canoeing, walking and cycling. Lots of fabulous walks direct from Barn., we provide a walking guide on arrival.
  • Award winning adventure park BeWilderwood is 20 minutes from the barn and is an amazing day out for the entire family
  • National Trust Horsey Windmill along the coast. Other National Trust properties are within easy reach.
  • Have a day at Yarmouth's sea front - icluding the hippodrome circus. Lots of good local pubs and award winning restaurants.

Emma (an organic food specialist) and Neil (an ecologist) live in the main house. They're committed to improving the land, have planted miles of hedgerows and over 2,000 trees. They try to keep their footprint as light as possible and have built the barns using sustainable materials - even your duvet is vegan. Emma has created a walking guide to the local area - 5 different graded walks.
