The Experience

In the grounds of Mill Farm where the owners live (he’s an ecologist, she’s an organic food specialist), is a big beautiful barn with space to spread out. Views reach over farmland while brick and flint walls and willow screens create privacy from next door; the big patio is a safe place for children. Enter an open-plan living room with vaulted ceilings and a bright airy feel; the central oak staircase winds you to the mezzanine and bedrooms above (two are up, two are down). Fossil-stone slabs line the floor, sleek leather sofas are deliciously comfy and children will love the hanging chair. Delightful Emma gives you a fabulous hamper (veg from the allotment, home-baked cake and more), logs for the wood-burner, and has a wonderful eye for colour and design. Bedrooms are spacious and calming, one with a balcony for sundowners; bathrooms are the bee’s knees. Hay Barn is close by – snug for two (and space for a little one) with a wood-burner and enclosed patch of garden. There are books, games, TV with surround sound, bikes to borrow and toddlers’ seats, and you can walk to pub, fish shop, small store and beach.

Reviews

Me and my parents had a fabulous stay here last week! Threshing barn was perfect for us as my father has mobility challenges, so easily accessible! Emma and Neil were amazing with recommendations and assistance - we will definitely be back! Winterton has the most beautiful beach too xxx highly recommend.

We had a lovely week staying in the Haybarn including our cocker spaniel. Emma and Neil are so friendly and helpful. The beach is only 10 mins walk and Winterton beach is beautiful and quiet. The weather wasn’t great but we still managed to get out and about. We had a couple of lovely meals at the local pub Fishermans Return.

Kath, Doncaster

In a lovely spot, near the beach and close to the Broads, we spent an idyllic week at the cosy and comfortable Hay Barn. Emma's very informative guide is highly recommended and will enhance your stay. Particular highlights were seeing marsh harriers on the 'wildlife tour', the historic wherry, Hathor on the River Ant and the secret garden at How Hill. So much to see and do.....and all within a short distance from Hay Barn. You will love it!

We had a wonderful stay at the Threshing Barn. It was very comfortable and well equipped. On arrival we had a basket which contained fresh bread, home made jam, apple juice, a very large cake and a jar of dog treats all of which were very welcome. It is an easy walk to the beach and an even shorter one to the Fisherman’s Return pub which is also dog friendly. Emma and Neil are great hosts and would highly recommend.

Veronica, Cheshunt

We had a very relaxing stay at The Hay Barn. Emma and Neil were delightful and welcoming. The accommodation was excellent. Clean, warm, cosy and a beautifully comfortable bed. An enclosed garden, perfect for our little dog. Everything you needed including lovely thoughtful goodies. (Never had Quince Jelly before, delicious!). The Village of Winterton-on-Sea is pretty, idyllic and traditional. Close to the sea, lots of lovely walks. A chance to breath, slow the clock down and escape the rigours of life. We very much look forward to returning.

Our three-generation gang had an absolutely fabulous week at the Threshing Barn. A great space for a family or group of friends. The welcome basket was very generous and Emma and Neil were wonderfully friendly and helpful. A lovely and fascinating part of the country with lots to see and do within easy reach.

David, Coventry

What a fantastic place and great hosts. Lovely accommodation in a great location dog friendly. We will be back and have recommended to friends.

Hay Barn was the perfect place for a winter break. It was clean, warm, cosy, welcoming and comfortable. The homemade goodies were delightful and a thoughtful and welcome touch. Hay Barn is in a lovely setting and there are fabulous walks from the door. Emma and Neil were helpful and informative both before and during our stay. It was a wonderful place for our break and we wouldn't hesitate to return at any time of year.

We had the enormous pleasure of staying in The Grain Barn in November 2023. It was absolutely fantastic and completely surpassed our expectations on all levels. The accommodation is beautiful and kept to a really high standard. Stunning upstairs living with unspoilt views for miles across farmland with a well fitted kitchen. The bedrooms are beautifully furnished with stunning bathrooms. The whole place is very well presented, very stylish and spotlessly clean - we felt like the first guests ever to stay there! It's a lovely spot, right near the coast.

Oliver, West Malling

A wonderful week staying at Threshing Barn! The accommodation is huge and the downstairs bedrooms made it easily accessible for my less able parents. Very well-equipped and Emma was there to answer any questions we had. The local produce hamper on arrival was perfect, especially the delicious apple juice and the games barn was a godsend for our teenagers on the wet days. I chose Mill Farm because of their emphasis on being eco-friendly and was pleased to see how this was implemented. I only wish more holiday homes were like this! Thank you for a lovely half term 😊

Lindsay, Attleborough

The Hay Barn was perfect for our weekend break; comfy beds, cosy inside with thoughtful touches and a warm welcome from Emma, who brought homemade goodies on arrival. All communication was excellent and the online guide before our arrival meant we didn’t have to scrabble around in emails looking for directions etc or carry out lots of research into an area we’d not visited before. Emma and Neil had kindly done that for us! Magnificent walks right on the doorstep with no need to get in a car. From the beach with seals and their pups to walking the Broads and having a pub lunch – it’s all here.

Siân, Farnham

Loved this place. Ultra dog friendly which is always a bonus. Hay barn had everything we needed and washing machine meant I could travel lightly on trains with my 2 dogs. Emma and Neil are ultra helpful and friendly and Wilbur their pup nearly ended up being smuggled into my rucksack upon leaving. I was on foot and could get to the coast in 10 mins and to the village in 5. Locals all friendly. Pub does nice food. Coastal bus stop just 3 mins away if you want to venture further. Seals and pups at Winterton were just an amazing sight.

Luan, High Wycombe

We had a fabulous week in the Threshing Barn. The barn is beautifully set out and fantastically equipped. The bedrooms are very spacious and the beds really comfy. Emma and Neil were very welcoming and were on hand the whole time if we needed anything. The local pub did us proud on our first night and we cooked in the barn the rest of the week. As it got chillier it gave us the perfect excuse to get the log burner going. The welcome cake was delicious and doggy treats were very popular with the dogs. The beach is to die for and just a short walk away. We’ll be back!

Jane, Herne Bay

Oh my goodness this place is amazing. Brilliant hosts, comfy beds, super clean. We have a truly magical week in the Threshing Barn. The games barn is brilliant we just loved it and hope to come back next year!

Frank, London

We had a wonderful few days at Mill Farm's Hay Barn in early December. Warm and cosy accommodation for the two of us and our little dog. A fabulous welcome gift of Mill Farm's own eggs and juice, plus bread, cookies and yummy doggy treats. Amazing trips to see the seals, walking on the beach and at nearby Martham Broad (thanks Emma for the walking guide). A lovely welcome, and look forward to returning again.

Gillian, Cambridge

We have just come back from spending a short break at the Hay Barn and it was perfect. Very well equipped for self catering and of course the lovely welcome pack was very well received. Both Emma and Neil have created a beautiful place with their Eco ethos and doing everything they possibly can to make this an environmentally friendly haven in Norfolk. The beach at Winterton is a 10 minute walk so you can easily leave the car behind and explore the local area. Whether it be the Hay Barn for 2 or the Eco Barn for 8 we thoroughly recommend this fabulous place run by amazing people.

Karen, Essex

I celebrated my 50th birthday at Mill Farm Eco Barn, there was 8 of us and we had a fantastic time. The accommodation is brilliant, there was nothing to fault. Super clean, lovely bedding, brilliant location - not forgetting the treats left for us when we arrived. I would recommend this place to all my family and friends. We also got to see lots of seals resting on the beach while out for a good walk, which was very special.

Pamela, West Malling

Beautiful space to spend time in. Thoughtful touches - cake, eggs, bread on arrival. Hosts so helpful. Games barn great. Easy walk to pub, local shops and beach. Thoroughly recommend for all ages.
