The Experience
A grand 1850s merchant’s house on the posh side of town – lovely old bricks and mortar, softly contemporary interiors. Wind up the cast-iron staircase to find bedrooms that make you smile. You get Hypnos beds with padded headboards, crisp white linen and pretty throws. There’s a sense of space, a sofa if there’s room, big mirrors and lovely bathrooms.
Downstairs, candles flicker on the mantelpieces above an open fire, the high-ceilinged dining room comes with stripped floors and padded benches and in summer you can decamp onto the terrace for breakfast with the communal gardens stretching out beyond. Start the day with a hearty cooked breakfast (pre-ordered the night before) with good vegetarian options, or fresh breads, pastries and fruit.
Nip down to the seafront for stunning channel views, sea air and a pootle around the town, now known as an artist’s centre which attracts all sorts of creative people and small businesses.

- Lower Leas Coastal Park - This is a beautiful park adjoining the beach. It has lots of different play areas and activities for children, picnicking and barbeque areas. It's like a lush jungle by the sea side great for walks with lots of hidden paths.
- Leas Cliff Promenade - It is a Victorian walk along the cliff overlooking the English Channel out to France. Starting from the east, you walk through the Short Step arch, past flower beds and grassy areas to Leas Cliff Hall over looking the coastal park.
- The famous Leas Cliff Hall, which has numerous concerts and functions, that appears to hang off the cliff, with a large terrace overlooking the coastal park and sea with its own coffee shop.
- The Harbour Arm - A lovely walk to the end of the pier in summer, along the way little places to eat drink & shop. At the end of the pier is a champagne bar with a lovely view, there's street food, live music, children games and parking great for all ages.
- Sunny Sands - A beautiful flat sandy beach in Folkestone with calm shallow waters, great for families of all ages. Water activities in the summer. Great place to fly a kite build a sand castle eat fish & chips or enjoy a homemade ice cream.
- Folkestone Creative Quarter - The Old High Street a steep cobbled street lined with independent shops, galleries, art and crafts, record shops, fashion boutiques, cafes, restaurants and artistic ventures which leads down to the harbour.

No meal service other than Breakfast. Breakfast is on the ground floor in a large wooden floored, high ceilinged bright room overlooking Augusta Gardens. Individual tables are well spaced. There is an option to eat Breakfast on the terrace overlooking Augusta Gardens. They use locally sourced food as much as possible. A menu is placed in the bedroom for guests to pre-order the night before (but ordering on the day is also possible). Hot cooked breakfast including vegetarian is on offer as well as any combination. Breads, Pastries and preserves are available as well as Cereals and fresh fruit.
