The Experience
On a nature reserve in the Cotswold Water Park, criss-crossed by miles of cycle paths, is a contemporary holiday estate. This lakeside house, flooded with light, is neat-as-a-pin and has all you need for a relaxed family holiday.
From the sofa in the living room you have a grand view of the lake, so even on dull days it’s a good spot. Light the wood-burning stove when it’s chilly, laze on the balcony on sunny days. There are books, games, DVDs, cookery books and a great kitchen but you’ll spend much time outdoors. Access to the on-site spa is yours (gym, sauna, steam room, three pools, hot tub), there are beavers in the lake and a shop for stocking up on basics; The Bakers Arms pub in Somerford Keynes is a short walk away.
Older children will be safe going off on adventures and making new friends; birdwatchers will be mesmerised; paddle boarders can set sail from the door; those less mobile can watch all the fun from indoors.

A fantastic weekend break celebrating a 50th wedding anniversary. There were 10 of us ages 6-76 and thoroughly enjoyed the comfortable space, views and catching up with each other in a splendid house. This was our third visit, we really love the peace of the place and also the activity; you can have a morning coffee on the balcony watching the sun rise over the beautiful lake, and then all head off for paddleboarding, swimming, canoeing, tennis etc Our big family group loved it, it really is a special place.

Sandpipers – Back again and another fantastic break. The houses have amazing views over the lake and are kept to a very high standard. The welcome Lemon Drizzle cake was a added bonus! Lower Mill has lots of on-site facilities including a heated indoor and outdoor swimming pool, sauna, steam room, spa, gym, tennis courts and a restaurant...We hired bikes that were delivered from a local company and spent time cycling (also great for walkers) around the lakes and local footpaths...If you want a great UK based family break I would recommend you visit Cotswold Lake Houses. We will be back again..

Our second stay on the Lower Mill Estate at Kate's wonderful house, Sandpipers. Lower Mill is the perfect base from which to explore the south Cotswolds. The site itself is excellent, really well maintained with a great little pool and spa. There are great walks on your doorstep ... Cirencester is fifteen minutes away and plenty of the Cotswolds' attractions are within easy reach by car....Sandpipers is a fantastic house - the open plan living space on the first floor with amazing views across Somerford Lagoon are it's crowning glory. Highly recommended.

Just to say thank you for the welcome tray at Sandpiper and Peregrine....We all enjoyed the lovely warm outdoor pool and the children cycled, roller skated,scooted, played football,played on the climbing frames and even walked around a few lakes! We love the house and the estate and hope to explore the local walks and pubs more this week with our friends. We are so pleased that we found this lovely holiday venue for my special birthday and so thank you for sharing it with us.

The neighbourhood
Trails on the estate have 10mph speed limits for safe bike and scooter rides. You can hire bikes, paddle boards and kayaks from the Activity Hub for watery fun or find quiet places to sit and watch birds. The circular walk round the perimeter of the estate is lovely, and you can walk or cycle to Cotswold Water Park in a few minutes. Cirencester is a 10-minute drive for good restaurants and shops.

Lower Mill Estate feels safe and has the most wonderful birdlife. An ideal place to take time out from technology and immerse yourself into nature and the outside world, with lots of local walks on the estate and beyond and all manner of activities on the lakes to try out. Sandpipers has a fabulous upstairs open living space with a balcony with views right over Clearwater Lake.
