The Experience
Light pours in through pretty windows to reveal deep, vibrant colours, painted panelling and exposed stone, vintage fabrics and industrial lighting – it’s a cool mix of modern and antique and it works very well. Unwind in a super sitting room with a wood-burning stove, blue and white china, work stations or jigsaw spots and plenty of seating. A sweet single downstairs and three doubles (one can be a twin) upstairs have window seats and views over rooftops.
Step out to a walled patio with big table, a summerhouse with deckchairs, lots of flower beds then an archway to a proper cottage garden – a swathe of lawn, big enough for children to play games and lots of spring and summer colour, especially roses. On balmy evenings barbecue your supper out here – there’s plenty of space and kit in the kitchen for everyone to join in.
Characterful towns abound: Modbury has three pubs, a butcher, good deli and lots of independent shops; lively Totnes is close too.

Fabulous stay in the Barn with our family of five and dog! The Barn is filled with awesome interior design features complimenting the fully equipped house to make it a great place to stay. Gather the clan or a group of friends and come to the gentle South Hams - this is the perfect spot for hiking on Dartmoor or heading to superb beaches. In between you'll find interesting little towns with independent shops to explore, some great food outlets and lovely National Trust houses and gardens to visit.

An absolutely terrific holiday. A beautiful house and garden. Extremely comfortable and so bright and quiet! So much room so perfect for us and our older teens and friends to spread out and relax. And our dog loved it too - she loved the garden and the sunny spot by the front door. Really well set up. Perfect for those who enjoy cooking and bbq-ing. A great set up for a big group. Modbury has really good local shops and pubs and so close to great beaches, restaurants, walking etc. Just a wonderful break and the house was a complete comfort zone!

The neighbourhood
You're happily sandwiched between Dartmoor and the South Hams, with sandy beaches around a 20-minute drive away. Footpaths lead from the town and up into the hills, Ermington is nearby for a good bistro, Kingsbridge has bigger shops and good antiques. For local produce head to Ben’s Farm Shop in Yealmpton (6 miles) and for dining out, foodie Totnes for the excellent Bull Inn and The Riverford Field Kitchen (12 miles). National Trust Saltram House is a Georgian gem with 500 acres to explore.

- Perfect location for the lovely South Hams beaches including popular Bantham for surfing, pretty South Milton with a cool cafe and dogs all year, Mothecombe for children, Wonwell for long walks, Bigbury for Burgh Island and many others.
- Equally well located for wild Dartmoor for hikes, adventures, the lovely River Dart and cosy pubs - or kayaking and horse-riding and plenty wild swimming for the more adventurous
- Walking distance to everything in Modbury - a quaint tiny town - pubs, butchers, deli, Co-op, several independent shops, a coffee bar and an art gallery. Nearby Kingsbridge is bigger with a great antique shop, groovy cinema, nice shops and cafes.
- Lovely walks directly from the house up over the hills or through the town and surrounding farmland. Plenty of scope for walking sections of the Coastal Path.

Jennie & Graeme Montgomery
Jennie's Mum bought this cottage in the 80s and lived here for many years, so it was also the family holiday home. When it was left to Jennie and her sister they wanted to enlarge it and re-design it, which they did together. They both love renovating houses and have gone bold with the decoration here. They hope you also love this spot, which is perfect for walking and beaches.
We fell in love with The Barn the minute we arrived - the whole place is beautifully and thoughtfully designed both inside and out and completely blew us away. We were travelling to visit friends and family who live in the town and we chose The Barn because it was large enough to host family get-togethers during our stay. We comfortably fed 10 during our visit, making use of the barbecue and outdoor seating and indoors with the huge rustic dining table. The Barn has a luxury feel with thick cotton bed linen and towels and beautiful vintage curtains and cushions. We highly recommend!
