The Experience
Follow the tree-lined drive to this smart Georgian house and be warmly greeted by Charlie and Julia, homemade cake and tea at the ready.
There’s a peaceful air with the grandfather clock ticking away the hours. You’ll sleep like a bear under goose down duvets; there’s a suite for a small family and rooms to bring friends or grandparents along – all are en suite. Charlie, Savoy-trained, and Julia are fun and give you Aga breakfasts with heaps of choice: organic porridge, fresh and poached fruit (lots from the orchards), homemade bread, jams and yogurt, local bacon, sausages, smoked salmon and scrambled eggs, veggie options too. There are acres to explore, dark skies and Exeter, the coast and Dartmoor within easy reach.
There is a self-catering property, The Granary, on site which is accessible and dog-friendly.

I enjoyed my first visit to Larkbeare as soon as lockdown lifted in July, and returned for a second just weeks later. It is a special place - a combination of secluded rural peace, but close to the A303 and Exeter, nestled in a quiet valley but surrounded by working farms, stunning scenery and accessibility to a range of attractive excursions. Charlie and Julia are outstanding hosts, and they have made their home into a warm, comfortable, immaculate, and peaceful haven.

The neighbourhood
The house sits in eight acres of garden, orchards and fields. Visit Cadhay, a Tudor manor house, and Ottery St Mary (four miles) for independent food shops, cafes and bookshop; Pixie Day and Food Festival in June and the infamous Tar Barrels in November. Walk along the River Otter down to the estuary at Budleigh Salterton. Exeter and the Jurassic coast are about nine miles. The Jack in the Green inn in Rockbeare is four miles.

Charlie & Julia Hutchings
Charlie and Julia moved here in 1999 to do B&B and renovated from top to toe – including installing a wood-burning biomass boiler providing hot water and central heating, and solar panels to generate daytime electricity. They're a smooth team, doing everything from cleaning to linen to bread-making. Their ethos is very much about reducing food miles and supporting the local community. They both volunteer for Devon Freewheelers – Riding for Life.
This place is truly wonderful – whether you are a visitor in summer or winter, the ambiance, history and rural setting are all exceptional. Larkbeare Grange embodies fantastic green credentials with the added bonus of locally sourced ingredients for breakfast. I really wouldn't want to leave once I arrived but the plethora of activities and places to visit nearby would be also tempting!
