The Experience
This sustainably converted farmhouse and its outbuildings are a mile outside Grasmere – just the right distance to wander in and potter around. You’ll find plenty of cafes for tea and cake, independent gift shops to browse, and a visit to Dove Cottage, William Wordsworth’s home from 1799 to 1808, is a must.
The bistro is a family-run affair with Dave and Sally behind the scenes, their daughter Jess cheerfully running front of house, and son-in-law Will heading up the kitchen. The breakfast menu is interesting: from a plump filled floury sarnie to the Yan brekkie, salmon and eggs or homemade muesli with yogurt and seasonal fruit. Lunch and dinner is modern European with a twist. Eat in the airy bistro, or out on the terrace in fine weather.
Unfussy bedrooms all have comfy seating, views of the fells and en suite shower rooms. There’s a guest sitting room to take your tea in, Ambleside is only three miles and Lake Windermere, Coniston and Keswick are all within a half hour drive.

Location
The neighbourhood
Grasmere, in the heart of the Lake District, is popular with tourists and can get busy in high season. It’s a charming town with plenty of independent shops and thrives on its Wordsworth connection. Windermere and Keswick are close. The hiking and cycling all around are superb.
Local points of interest from Dave & Sally Keighley
- Our name ‘The Yan’ directly translates to ‘the one’ from the old Cumbrian dialect counting system that is still used for counting sheep today.
- The farm house stands on a large boulder base; there was probably an earlier building than the present house which dates to circa 1620.
- The name 'Broadrayne' traces back to the old Norse language and translates as 'Broad' (wide) and 'rein' (long strip). The farm sits above what would have been the flood plain of the valley and below the high fells behind the farm.
- Broadrayne Farm has over the years bred some of the best sheep in the Lake District. The grey-faced sheep you can see round the farm are Lakeland Herdwicks.
- We also have various poultry wandering around the farm, including runner ducks and various hens

Introducing
Dave & Sally Keighley
Sally and Dave bought Broadrayne Farm in 2012 after semi-retiring and moving from Yorkshire. They have made huge efforts to be as sustainable as possible - see their website for glorious details. Daughter Jess and Will joined them in 2018 after many years managing a chalet company in France.
We absolutely loved our stay at The Yan, and honestly couldn't fault it! The rooms are spotless and stylish, the staff are knowledgeable and friendly, and the location is a perfect central base for exploring The Lakes. But the food, the food is what makes this place extra special. Delicious local, seasonal food and incredible flavours in the small, intimate bistro. We were able to explore so much of The Lakes from this location, and there are so many walks you can do from the door - ideal if you don't want to be driving around. Including Helvellyn! It's also very dog-friendly, which we loved.
